A Caraccioli Family Project

Private Property was created by the Caraccioli family to showcase the rich viticulture traditions of Monterey County’s farming community. We partner with organically or sustainably farmed vineyards and utilize Caraccioli’s rigorous cellar practices. Our aim is to deliver approachable yet complex wines that punch above their weight class and highlight the abundant character of Monterey County’s maritime growing regions.

The label represents the framework of our valley’s ranches and homesteads. Each plot represents multiple generations, each recognized by their family name. The Salinas River is the only negative space on the map and provides the lifeblood for the dynamic valley. The river cuts its path north to the Pacific as it winds through agricultural crops and feeds the vineyards on the foothills.

Started with a focus on Pinot Noir and Chardonnay, we have expanded into still Rosé, sparkling Brut Rosé and we’ve been known to bottle Grenache and Pinot Gris. When the right grape opportunities arise, we will often bottle a one-off varietal expression. Private Property is a fluid production with an emphasis on featuring the efforts of the farmer year to year.

All Chardonnay, all of the time. Lengthy time aging on lees lends to creamy yet complex citrus and tropical notes wrapped in a tight and delicious package. Bright, expressive and everything you love in a sparkling wine, bubbles are the perfect complement to any occasion.

2021 Brut Rosé
2021 Brut Rosé
Santa Lucia Highlands, Monterey County

The Chardonnay and Pinot Noir grapes of the Santa Lucia Highlands are exceptional. Coupling the two varietals along with our sparkling expertise has allowed us to produce superior bubbles emphasizing bright, fresh fruit. Produced in the Méthode Champenoise and aged 18 months on the lees, the Brut Rosé is bright and fruity with a delicate texture. Best served cold to a thirsty crowd or for an intimate toast: it is the perfect sparkling for all occasions.

Monterey County has a daily wind funnel that comes through the valley originating on Monterey Bay. This wind preserves grape acidity while the temperate climate allows for a long growing season and pronounced tropical and citrus notes. It is zesty by nature and mouth-wateringly fresh. Be careful; this will go down too quick.

2024 Sauvignon Blanc

Santa Lucia Highlands, Monterey County

To produce a more seductive, expressive sauvignon blanc, finding a slightly warmer climate was the ambition. On our mission to find a grape source to fulfill that vision, we found our sweet spot on a small plot of the southern Santa Lucia Highlands tip. Fresh citrus and tropical fruit fill the profile with an underlying whisper of salinity.

2023 Rosé

Monterey County

The exact blend will vary year to year, but grenache leads the charge in this approachable rosé blend. Pinot noir couples with the grenache to provide structural impact and veracity. Juicy and pleasing, the rosé is the ultimate porch pounder ready to jump out of the glass.

Santa Lucia Highlands, Monterey County

The king of the county, Pinot Noir excels with many optimal sites coming from the Santa Lucia Highlands. Cool nights and a healthy wind lend to a long growing season and idyllic ripeness. Velvety smooth, tantalize your taste buds by the glass or pair with your favorite comfort dish.

2023 Syrah + Gamay
Santa Lucia Highlands, Monterey County

Syrah and gamay flourish on the granitic nature of the Santa Lucia Highlands. The cool climate varietals unite to dominate in the glass with bold fruit and savory nuances throughout. The wine benefits from a ten-minute chill in the refrigerator to heighten the aromatic undertones and spice up a warm evening.

A great varietal in pockets of Monterey County shines balanced red fruit in this bottling. Small lot fermentation with manual punch downs achieve the desired amount of extraction. Spicy and warm on the palate, it’s like a hug in a glass and the best way to wind down at the end of the day.
