Private Property was created by the Caraccioli family to showcase the rich viticulture traditions of Monterey County’s farming community. We partner with organically or sustainably farmed vineyards and utilize Caraccioli’s rigorous cellar practices. Our aim is to deliver approachable yet complex wines that punch above their weight class and highlight the abundant character of Monterey County’s maritime growing regions.
The label represents the framework of our valley’s ranches and homesteads. Each plot represents multiple generations, each recognized by their family name. The Salinas River is the only negative space on the map and provides the lifeblood for the dynamic valley. The river cuts its path north to the Pacific as it winds through agricultural crops and feeds the vineyards on the foothills.
Started with a focus on Pinot Noir and Chardonnay, we have expanded into still Rosé, sparkling Brut Rosé and we’ve been known to bottle Grenache and Pinot Gris. When the right grape opportunities arise, we will often bottle a one-off varietal expression. Private Property is a fluid production with an emphasis on featuring the efforts of the farmer year to year.

The Chardonnay and Pinot Noir grapes of the Santa Lucia Highlands are exceptional. Coupling the two varietals along with our sparkling expertise has allowed us to produce superior bubbles emphasizing bright, fresh fruit. Produced in the Méthode Champenoise and aged 18 months on the lees, the Brut Rosé is bright and fruity with a delicate texture. Best served cold to a thirsty crowd or for an intimate toast: it is the perfect sparkling for all occasions.
Monterey County has a daily wind funnel that comes through the valley originating on Monterey Bay. This wind preserves grape acidity while the temperate climate allows for a long growing season and pronounced tropical and citrus notes. It is zesty by nature and mouth-wateringly fresh. Be careful; this will go down too quick.
One of Private Property’s more limited bottlings has proven to be a fan favorite. Pressed lightly and stainless steel fermented, this wine showcases the bright side of Pinot Gris. Soft and lush with stone fruit throughout paired with notes of honeysuckle that dominate the palate. This wine complements many dishes, but our preference is spicy eastern fare.
A Grenache based rosé that jumps out of the glass. While the exact blend will vary year to year, Pinot Noir will always have a presence and structural significance. Juicy and enjoyable, rosé is the ultimate porch pounder; serve cold on warm afternoons.
The king of the county, Pinot Noir excels with many optimal sites coming from the Santa Lucia Highlands. Cool nights and a healthy wind lend to a long growing season and idyllic ripeness. Velvety smooth, tantalize your taste buds by the glass or pair with your favorite comfort dish.
A blend of cool climate Syrah and Gamay that leads with bold fruit and savory notes. Both varietals thrive on the granitic makeup of the Santa Lucia Highlands and showcase blue and purple fruit throughout the palate.
A great varietal in pockets of Monterey County shines balanced red fruit in this bottling. Small lot fermentation with manual punch downs achieve the desired amount of extraction. Spicy and warm on the palate, it’s like a hug in a glass and the best way to wind down at the end of the day.
